Upon our initial investigation we found that the dishwasher had been leaking from the pump housing. This issue had been going on for some time, rotting the subfloor extensively. We also found that the floor joists around the area of the dishwasher had sagged, creating a fair amount of deflection across a sizeable area of the subfloor.
In addition to the needed repairs, it was decided to remodel the entire 1st floor, removing textured ceilings and replacing flooring throughout. There were multiple electrical issues, and desired electrical changes. Additional storage was needed in the kitchen, and some layout adjustments were needed to maximize flow through the kitchen.
The existing kitchen was outdated, with little storage space for this busy household. The island was small and the refrigerator was cramped in its location. After shifting the refrigerator to the end of the wall and installing a wall of pantry cabinets with slide-out shelves, these homeowners no longer need to worry about lack of storage.
Removing textured ceilings and fluorescent lighting immediately turned this kitchen into a dream space. The sputnik light fixture and manmade material sink reflect the homeowners’ style and the careful thought put into selecting low-maintenance finishes that are trendy and functional.
